Our process

How We Fix It

Midlothian's housing stock is young compared to a lot of what we work on - median build year here is 2006, so most of the doors we see aren't the narrow single-car steel doors from an older subdivision.

  1. Wide 16-foot insulated-door

They're wider, insulated double-panel doors, often 16 feet across, sized for the three- and four-bay garages that came standard in this era of construction. A door that size carries more weight on each roller, and when it jumps track, it usually does it at one of two spots: the bottom corner where the door meets the floor seal, or up near the horizontal track transition where the door starts its curve into the ceiling.

  2. Multi-roller weight-per-roller stress

We start by finding out which one happened before we touch a bolt. If it's a bottom roller that's walked out of the track, we can often re-seat it, check the track for the bend that caused it, and true it back up in one visit.

  3. Cable-tension higher-track checks

If the derailment happened higher up - closer to the springs and the transition - we're checking cable tension and roller wear at the same time, because on a door this wide, one bad roller rarely acts alone. We travel from Arlington, about 18 miles out, so we bring what we expect to need based on what you tell us on the phone.

Parts We Carry

For doors built in the 2000s and later, the roller and track hardware is usually a standard size, which works in your favor - we're not hunting down an odd bracket from a 1970s kit. We stock the roller and track sections that fit this generation of door: nylon rollers rated for wider double-door loads, standard track brackets, and the flag brackets that anchor the horizontal track to the ceiling joist.

What we don't always have on the truck is a match for a specialty finish or an insulated panel skin if the track derailment bent or gouged the door face itself - that's a special-order part through the door's original manufacturer, and we'll tell you straight if that's what you're looking at instead of a same-visit fix.

The Complications

A wider door means more can go wrong when it comes off track. On a double door this size, the two vertical tracks have to stay exactly parallel, or the door binds as it travels - and once it's binding, rollers wear faster and jump again sooner.

Bilateral track assessment

We check both sides, not just the one that looks obviously off. Heat plays a role too. This area sits in a moderate heat band, and repeated summer expansion and contraction on track brackets - especially ones anchored into newer, sometimes thinner ceiling framing common in 2000s-era construction - can work bolts loose over a few seasons.

Bracket failure pattern recognition

A door that's come off track more than once in a year is usually telling you the bracket, not the roller, is the actual problem.

Call and tell us the door's off track, roughly how wide it is (single or double), and whether it's stuck open, stuck closed, or hanging at an angle. That tells us what to load before we make the drive out from Arlington. We don't run a branch in Midlothian, so every visit here is scheduled from our home shop - for links to other Arlington-area service info, see our Midlothian garage door page or the general off-track repair page for Arlington.

Warning signs

How It Shows Up

Most calls start the same way: the door stopped halfway, or it's sitting crooked in the opening with a visible gap on one side. Sometimes there's a grinding or popping sound right before it happens - that's usually a roller catching the edge of the track just before it jumps clear.

Spring-tension pry-bar danger

On the wider doors common in this area, you might also notice the door bowing slightly in the middle if one side is off track and the other side is still trying to pull it up.

Double-wide panel-through-drywall risk

If the opener is still trying to run the door after it's derailed, turn it off at the wall and stop trying to open or close it manually.

17-mile distance worthiness

Forcing a door that's off track, especially a double-wide one, can bend the track further or pull the roller housing off the panel, which turns a bracket fix into a panel replacement.

The DIY Question

DIY or pro

The DIY Question

Re-seating a roller that's just barely off the track, on a door that's still sitting level, is sometimes within reach of a careful homeowner with the door manually locked open on a solid support. But on a double door this wide, with the spring still under tension, we don't recommend it - the amount of force stored in the spring system for a door this size is enough to cause a real injury if the door shifts while you're working near it.

If the door is sitting at a visible angle, if a cable has come off a drum, or if you hear grinding when it moves, that's a call, not a project. It's not worth the trip to the ER to save a service call.

Questions

Common questions

Why does my garage door keep jumping the track in the summer?

Heat causes the metal brackets holding your track to the ceiling to expand and contract over repeated hot cycles. In this moderate-heat area, that slow cycle over a few seasons can loosen the bolts holding the bracket in place, letting the track shift just enough for a roller to walk off it, especially on wider double doors.

Is a wider double door harder to fix when it's off track?

Yes, somewhat. A double-wide door built in the 2000s carries more weight per roller and needs both vertical tracks running exactly parallel. That means more can be out of alignment when it derails, and we check both sides of the track rather than just the side that looks obviously wrong.

Do you keep a shop in Midlothian?

No. We're based in Arlington and drive out to Midlothian for scheduled visits, about 18 miles each way. Tell us the size of the door and how it's failing when you call so we bring the right parts on the truck.
