Most of the housing across this part of the metro went up between 1953 and 2014, with the median build year landing around 1990. That means a lot of the doors in Arlington and the surrounding areas we work in - Grand Prairie, Kennedale, Forest Hill, Handley - are the original units or the first replacement from the 1980s or 90s. Steel doors from that era were built with thinner gauge panels and simpler hardware than what's sold now, and after twenty-plus years the hinges wear, the seams loosen, and the door starts racking in the track instead of moving straight up. On top of the age factor, this area sits in a moderate heat band. Panels that spend summer afternoons absorbing direct sun expand and contract daily, which speeds up wear on old fasteners and glued weatherstrip long before the springs give out. So when a homeowner calls about a door that's noisy, sagging on one side, or won't seal at the bottom anymore, the first question we ask is roughly how old the house is - because a 1988 build and a 2012 build fail in different ways, and the fix isn't always the same door. We install new doors sized to the opening and rated for the heat this area actually sees, not a generic spec sheet.
